DETERMINING YOUR ASKING PRICE

As real estate professionals, one of our major functions at Novak Realty, LLC is evaluating property.

Real estate salespeople do not give appraisals. We give competitive market analyses. The primary function of the competitive market analysis (CMA) is to determine a fair price at which to list your home. Your time is valuable, and as an authority in our field, our opinion is our most valuable asset. We will provide you with a competitive market analysis, which is our opinion based on fact.

If we had to choose the most important feature of your home in terms of its ability to encourage or discourage a sale, we would choose price. An appraisal or competitive market analysis is not an exact science. However, it does provide an objective opinion of value.

When estimating the fair market value of your home, we carefully consider all relevant factors. Our analysis uses some of the same variables that a professional fee appraiser utilizes:

  • current market conditions
  • square footage
  • location
  • property condition and features
  • comparable recent sales

Our analysis is based on that days’ market, because appreciation and the economy changes.

Once you have decided to hire Novak Realty, LLC to price, list, market and advertise your home, we will provide you with a list of comparable properties in your community that have sold during the last six months.

After touring several homes in your area, we will recommend a competitive listing price for your home, with a variable of plus or minus 5 percent. Although, there may not be many comparable homes that are particularly similar to yours, they do provide a basic reference in a competitive market analysis. We will follow up with a periodic review to see if we are competitive. The price you ultimately will receive, of course depends on your motivation and that of the buyer.
